Foundation Drainage Grading Problems

Many foundation problems can be traced back to foundation drainage problems. It is vital to drain water away from your home’s foundation. Poor drainage can lead to standing water, foundation instability and flooded basements.

A good drainage maintains a constant moisture level under the foundation. This reduces foundation settling and heave. A good drainage system is also required by local building codes.

To achieve optimal drainage conditions, use slopes

To prevent settling, patio slabs, driveways and walks must have a minimum slope of 1/4″ per foot from the house. Back-fill is recommended. The final grade must be sloping away from the foundation by at least 1/2 inch per foot for a minimum of 10 feet. The proper slope will allow water to drain from the foundation.

This is why it is important. Poor drainage can lead to foundation problems. Poor drainage can lead to two types of foundation problems: “surface water from snow and rain that drains into the yard towards the foundation due to incorrect grading” or “water that drains off the roof and is deposited near the foundation of the home instead of being carried away.”

The International Residential Code, or IRC, requires drainage around concrete and masonry foundations that retain soil and enclose habitable or usable spaces below grade. This includes your crawlspace and basement. However, well-draining soils are possible exceptions. Proper foundation drainage is important if you live in an area with clay soil.

Drainage problems are worse in areas with clay soils.

Extensive clay soils absorb more water than other soil types. The soil expands when saturated and heaves upwards towards foundations, creating pressure. The soil contracts as it dries, which releases pressure. If the soil expands at an inconstant rate, it will cause foundation damages. This could lead to leaky basement cracks in the drywall, sagging flooring and other structural issues. These symptoms may also lead to air quality problems.
